Working with a builder’s new-home sales consultant

Most new-home communities have a sales consultant who works for the builder. Knowing their role helps you get the most from them.

Whom they represent

A builder’s new-home sales consultant represents the builder, not the buyer. Licensed agents are required to tell you whom they represent; ask for that disclosure in writing.

What they can help with

  • Which homes and plans are available now, and which can be built.
  • Floor plans, homesites and what is included in a home.
  • Visiting the model or a finished home.
  • The builder’s steps from contract to closing.

If you want your own agent

You can hire your own licensed real estate agent to represent you. Many builders ask that your agent come with you, or register you, at your first visit. Ask the builder about its policy before you go.
