New construction or resale: what is different

A new-construction home is bought from the builder that builds it. The process has a few differences from buying a home someone has lived in.

Choosing the home

With a home that has not been built yet, you usually choose the plan, the homesite and some finishes. A home that is already finished (often called a quick move-in home) can close sooner, but the choices have been made.

Timing

A home built to order takes months. Ask for the estimated completion date and how the builder will keep you informed if it changes.

Warranty

Builders usually provide a written limited warranty. Ask for the document and read what it covers and for how long.

Price and offers

Pricing and any offers are set by the builder and change often. Get any offer, and its conditions, in writing.

Community fees and rules

Many new communities have a homeowners association. Ask for the fees and the rules before you sign.

Inspections

You can usually hire your own home inspector. Ask the builder when inspections can take place during construction and before closing.
