The new-home buying timeline, step by step

Every builder has its own process, but most new-home purchases follow the same broad steps.

1. Explore and visit

Look at communities and plans, then visit a model or a finished home. Ask which homes are available now and which can be built.

2. Choose a home and homesite

Pick a finished home, or a plan and homesite to build on. Ask what is included and what costs extra.

3. Sign the purchase agreement

Read the agreement, the warranty and any homeowners association documents before you sign. Note the deposits and when they are refundable.

4. Arrange financing

Work with the lender you choose. Builders sometimes work with preferred lenders; you are usually free to compare.

5. Selections and construction

For a home built to order, you make design selections and the builder builds. Ask how and how often you will get updates.

6. Inspections and walkthrough

Your own inspector can check the home at the stages the builder allows. Before closing, the builder walks the home with you and notes anything to fix.

7. Closing and move-in

You sign the closing documents, receive the keys and move in. Keep the warranty and know how to request service.
